Madison Capital Group Arranges $21 Million Financing for 266-Home Detroit SFR Portfolio
Miami, FL | May 13, 2026: Madison Capital Group announced today that it has successfully arranged $21.2 million in permanent senior debt financing for a 266-home single-family rental portfolio located throughout Detroit and Wayne County, Michigan, on behalf of Detroit Renaissance Fund (DRF), which owns and operates the portfolio of residences. Madison Capital is also a significant investor in the portfolio.
The DRF portfolio consists of a diversified mix of renovated single-family homes and duplex/multiplex residences, primarily comprised of three- and four-bedroom units. It is positioned as high-quality workforce housing across multiple neighborhoods in Detroit. The assets benefit from strong in-place occupancy, stable rental income, and a long-standing operating history under DRF ownership.
The financing provides DRF with a long-term capital solution aligned with the portfolio’s stabilized performance and continued growth strategy.
Originally assembled and renovated over several years, the portfolio represents a scaled, institutionally managed housing platform. A significant portion of the units are supported by Section 8 programs, providing consistent cash flow and resilience across market cycles. At present the portfolio enjoys occupancy rates above 96% of available units, delivering stable monthly rental income generation.
The successful financing represents the latest sign of Detroit’s continued revival. The city’s workforce housing market is supported by broader urban economic revitalization, increasing rental demand, and strong affordability fundamentals. The city has recently led major U.S. markets in rent growth, with a reported 6.1% year-over-year increase as of 2025, while still maintaining rental levels below national averages—driving sustained occupancy and investor interest.
